Dalan pursues opportunistic, value-add investments in multifamily, commercial, and mixed-use real estate. Outside of New York City, we have assets in Phoenix, Washington, DC and Los Angeles.

In these markets, we seek real estate assets that are mismanaged, under-capitalized, undervalued or otherwise distressed. Dalan manages the entire acquisitions process, from sourcing and identifying acquisition opportunities, to financial underwriting, construction due diligence, business plan implementation, and deal structuring.

Property Management

One of our main goals is ensuring peace-of-mind for our tenants so that they have the utmost satisfaction in their apartment, office or retail space. We strive to maintain high tenant retention rates and we commit ourselves to providing first class service to all Dalan Management tenants.

Dalan’s property management team strategically creates innovative solutions to reach both long and short term sustainable value. We work hard to source and maintain the highest quality vendors and contractors. We proactively manage our assets to enhance property condition, compliance, and overall tenant satisfaction.

Construction Management

We understand what it takes to rebuild a property from the inside out, and at the same time, we work closely to ensure that our existing tenants experience the highest level of comfort possible.

With an in-house construction management team, we have the capability and experience to spearhead all types of construction redevelopment. We oversee a group of contractors, subcontractors, and vendors, and by utilizing a hands-on-approach we are able to cost-effectively implement our objectives.

Asset Management

Dalan’s Asset Management team adds and preserves value by reducing operating costs, improving processes, and implementing our vision and business plan. We benefit investors and partners by tailoring our services to each asset’s unique objectives and requirements.

Dalan’s lending arm, known as SKW Lending, provides every form of financing conceivable, including first lien, mezzanine, and note financing in every category of commercial real estate. SKW Funding has an established track record in real estate financing, including having lent over $70 million against $100+ million worth of assets and having acquired over $50 million of nonperforming loans.
